Affordable Housing in West Amwell
Affordable Housing opportunities in West Amwell are comprised mostly of affordable accessory apartments.
Affordable accessory apartments, unlike market rate housing, have affordability controls limiting the rent for 10 or 30 years, depending upon the subsidy provided by the Township. The New Jersey Council on Affordable Housing (COAH) considers housing “affordable” if the household pays approximately 35% or less of the household’s gross income on housing costs. Affordable housing is priced to be affordable to households earning up to 80% of the area median income for the region in which the affordable housing is located.
Accessory Apartment
An Accessory Apartment is “a self-contained residential dwelling unit with a kitchen, sanitary facilities, sleeping quarters, and a private entrance, which is created within an existing home, or through the conversion of an existing accessory structure on the same site, or by an addition to an existing home or accessory building, or by the construction of a new accessory structure on the same site.” N.J.A.C. 5:97-1.4
West Amwell's Obligation
West Amwell Township has entered into a legal settlement with the Fair Share Housing Center (FSHC) resulting in an updated Housing Element and Fair Share Plan.
